Seal coating is a protective treatment applied to asphalt pavement to protect it from oxidation, moisture, sunlight, and chemicals such as oil or fuel. Over time, asphalt naturally begins to dry out and lose flexibility as it is exposed to weather and traffic.
During seal coating, the pavement surface is first cleaned to remove dirt, debris, and loose material. Cracks or damaged areas are typically repaired before application. A liquid asphalt-based sealer is then applied evenly across the surface using spray equipment or squeegees and allowed to cure.
Seal coating helps slow the aging process of asphalt and restores the dark, uniform appearance of the pavement. Regular seal coating can extend the lifespan of asphalt surfaces by reducing surface deterioration caused by weather, water penetration, and vehicle traffic.
